Start with an address

Search a street address anywhere in the United States to locate the corresponding parcel and open a property profile.

Address matching uses OpenStreetMap geocoding and licensed national parcel geometry. Always confirm the selected parcel.

Property intelligence

Find a property

Search an address, review parcel candidates, and inspect the available national parcel record.

Address search

Parcel map

Parcel polygons are planning representations, not surveyed legal boundaries. Map tiles © OpenStreetMap contributors.

Parcel record

What this tells you

A parcel match is not proof of ownership, a survey, a zoning determination, or permission to build.
Project planning

Plan a project

Create a practical preflight checklist. The system separates known property facts from project requirements that still need official confirmation.

Project details

Project readiness

Choose a property and project to generate a checklist.

Project checklist

Mark each item as completed when you have the required information or confirmation.
Investor center

Property due diligence

A structured screen for acquisition and development questions. This is not an appraisal, title search, environmental assessment or investment recommendation.

Parcel & tax

Confirm parcel ID, lot area, assessment record, tax history and deed references with official sources.

Zoning & use

Confirm zoning district, allowed uses, density, dimensional standards, variances and nonconforming status.

Environmental

Screen flood hazard, wetlands, contaminated-site databases, stormwater and regulated areas.

Access & utilities

Check legal access, road frontage, utility availability, septic/well status and connection costs.

Title & easements

Order title work and survey; review easements, restrictions, liens and recorded instruments.

Feasibility

Confirm buildable area, setbacks, coverage, access, grading, drainage and approval path before underwriting.

Do not treat the presence or absence of a parcel flag here as proof of developability. Every material issue needs source-backed diligence.
Contractor center

Pre-bid workflow

Use the same property research process before estimating, scheduling or promising a scope of work.

Pre-bid checklist

Customer handoff

Create a property report, identify open questions, and document who is responsible for confirming each item.

Customer-facing exports include the parcel data source and limitations. They do not represent municipal approval.

Source library

Where property facts come from

Official and primary-source starting points. A source link is not the same as a completed review of that source for a specific parcel.

National parcel data — Regrid

Licensed parcel boundaries and property attributes across the United States. Coverage and field completeness vary by county and provider data availability.

National parcel API — Regrid

Licensed nationwide parcel boundary and property data. A paid subscription is required for full national coverage; trial access is limited. API use is billed by parcel records returned, so caching and usage limits are essential.

FEMA National Flood Hazard Layer

Official flood hazard mapping. A proper parcel-level determination requires querying the applicable layer and understanding map revisions.

State and local GIS sources

Official state, county and municipal GIS portals can provide additional parcel, zoning, flood, environmental and infrastructure layers. The correct source depends on the property location.

Municipal code & departments

Zoning, setbacks, permitted uses, permit applications, fee schedules and inspection procedures must be checked with the local authority having jurisdiction.

Address geocoding

OpenStreetMap Nominatim is used for address-to-coordinate search. Respect service usage limits and confirm the match.

Production requirements still to connect: authenticated accounts, cloud database, payment processing, secure customer document storage, municipal rule review operations, monitoring and customer support.
