Access & utilities

Title & easements
Order title work and survey; review easements, restrictions, liens and recorded instruments.

Pre-bid workflow
Pre-bid checklist
Customer handoff
Create a property report, identify open questions, and document who is responsible for confirming each item.
Customer-facing exports include the parcel data source and limitations. They do not represent municipal approval.
My Reports
Where property facts come from
National parcel data — Regrid
Licensed parcel boundaries and property attributes across the United States. Coverage and field completeness vary by county and provider data availability.
National parcel API — Regrid
Licensed nationwide parcel boundary and property data. A paid subscription is required for full national coverage; trial access is limited. API use is billed by parcel records returned, so caching and usage limits are essential.
FEMA National Flood Hazard Layer
Official flood hazard mapping. A proper parcel-level determination requires querying the applicable layer and understanding map revisions.
State and local GIS sources
Official state, county and municipal GIS portals can provide additional parcel, zoning, flood, environmental and infrastructure layers. The correct source depends on the property location.
Municipal code & departments
Zoning, setbacks, permitted uses, permit applications, fee schedules and inspection procedures must be checked with the local authority having jurisdiction.
Address geocoding
OpenStreetMap Nominatim is used for address-to-coordinate search. Respect service usage limits and confirm the match.
